You can apply online or in person.  Please review the Qualifying Criteria below prior to submitting an application.

TENANT SELECTION CRITERIA

Texas: All adults age 18 and older are required to fill out all information on the online application and pay an application fee of $50 per adult.  This application fee is non-refundable.  Upon written notice from us about application approval, security deposit must be paid within 24 hours or the next application will be considered.  Once a security deposit is paid, the property will be reserved off the market for you for up to 2 weeks.  The security deposit will not be refunded if you decide not to move into the property.

 Oklahoma: All adults age 18 and older is required to fill out all information on the application and pay an application fee of $40 per adult, $70 per married couple. This application fee is Non-Refundable.  Upon approval, security deposit must be paid within 24 hours or the next application will be considered.  Once a security deposit is paid, the property will be reserved off the market for you for up to 2 weeks.  The security deposit will not be refunded if you decide not to move into the property.

Pet Policy: All pets must be listed on your application.  Unauthorized/unreported pet will be fined at $600 each plus $10/day until lease expiration.  No animal with a “bite-history” or an Akita, Chow, Pit Bull, Doberman, Rottweiler, or any non-domestic animal is allowed on the property.

Texas: Refundable pet deposit is $300 per pet.  Pet rent is $25 per pet per month.

Oklahoma: Non-refundable pet fee is $200 per pet.  Pet rent is $20 per pet per month.

Income: Applicants combined gross monthly income must be no less than 3 times the currently listing rent. This information must be verifiable and each applicant will be required to submit proof of income. Proof of income includes but is not limited to:

  • 3 months of most recent paychecks reflecting current earnings and year-to-date; or a signed letter from your new employment stating pay rate, hours and start date
  • Most recent tax return
  • Court orders, settlements or other government documents (i.e. child support or social security)
  • Additional income statements from investments or other sources

Credit Check: Our credit screening does NOT require certain FICO or credit score.  Past due medical bills, student loan accounts, bankruptcy and foreclosure usually will NOT reject your application automatically.  The items below will be grounds for denial:

  • Past Due and charged off utility accounts
  • Evictions
  • Monies owed to another landlord or rental agency

Landlord Reference: We require a positive rental history verification from your current or previous landlord for a period of at least 12 months.  Prior home ownership may be used in lieu of rental history. The items below will be grounds for denial:

  • More than 3 NSF or late payments in a 12-month period
  • Forfeiture of entire security deposit upon move out
  • Failed property inspection reports
  • More than 3 lease infractions or rule violations in a 12-month period

Employment: We require proof of two years of employment. Applicants who have experienced periods of unemployment that exceed 30 days in the last two years will be considered on a case by case basis.

Number of Occupants: No more than two occupants allowed per bedroom; no more than one vehicle allowed per bedroom.

Criminal Background: Misdemeanor convictions and felony convictions older than 7 years are considered on a case by case basis.

The following circumstances will be grounds for denial:

  • Felony conviction of a crime that is violent or of a sexual nature
  • Felony conviction relating to the manufacture or distribution of a controlled substance.

If we determine that any information provided on the application is false, the application will be automatically rejected.
